My thinking is that rescheduling the crews for 3 separate projects will cost you time vs making it one big, continuous project.

Hello,I have a private lender who wants to invest in my rehab/flip projects.

I have an issue with one of the terms in the proposal regarding limiting liability: "Owner agrees to limit the liability of --------------. and its employees and agents to the Owner and to contractors and subcontractors on the project, for claims in contract, tort or warranty to the sum of the amount paid for services or $ 20,000.00 which ever is higher.

We've been slammed building our systems up assigning the properties we put under contract and this has been a project I've been working on a little more.

I managed the projects, so coordinating the demo and install timing on things was key and each contractor was accommodating and fairly priced.

However, if you don't know anything about construction (where I was 18 months ago before doing my first projects) then I think the book on flipping houses from BP is a good primer. 

I am hoping to find a partner that I could potentially have on my bench to do future projects with and even cut them in when possible.

How much sweat equity should I give to the contractor who helps me fix the property and manage the entire work from project management to actual labor?
