Sometimes you get lucky and if the wall was painted underneath with semi-gloss, it comes off really easily.

Additionally, just because you were the first offer in doesn't mean she has to accept it; she can choose to sit on it and wait for another one to come in and then pick that one over yours.Also, you better be more than confident before throwing around accusations of her getting a kick back.

Where I am at that would be considered " designated agency " where the brokerage designates one agent for the buyer and one agent for the seller to negotiate and represent them on their behalfs.If either party is not comfortable with the designated agency then they can choose to use another company if desired.Dual agency is entirely different.
