It takes a new bank employee with a college degree in finance or accounting usually, about two years before they get to lend on cars and small personal loans, another year before they get to secondary market loan and a couple more years before they get a bank portfolio.

The current owner might get all their insurance (car, health,life, property) from one place for an artificially low rate or own a bunch of other property and have maxed out the plan so adding one more property is very cheap.

Often books I have read say something along the lines of "make sure you have the little victories along the way, otherwise buying and renting can get boring" Whatever those little victories are.. be it a car, vacation, etc.My main job is a Vice-Principal, and sometimes in this field victories can be slim.

If it matters to you it might be a good idea to look up these numbers (how old is x) before entering a binding agreement.i agree, taking a seller's agents word for anything is like talking to a car dealer. he will do what it takes within reason to make the sale. he covered himself by telling you fairly. we have to be one step ahead of them to close things out correctly. its akin to children sometimes they choose their words so they dont get into trouble but once you ask for specifics, they are busted !
