I own a rental property in Mobile AL for over 10 years now and the property insurance have been going up every year on it.

I may not be using the proper verbiage, pre-fab homesbuilt in a factory as opposed to mobile homes.I am looking for anyone with experience putting thesestructures on lots and selling the whole package.

It is a mobile home that has been converted to real property and has been renovated.

I recently ran across a motivated seller that is selling a 3 bed 2 bath double wide mobile home.  

These consultants or contractors many times do not want to risk a mortgage as next year they may have to pick up and move to another location in order to stay employed and the last thing they want is to have to worry about selling a home and buying a new one or having two mortgage payments.Then you have many that were burned in the housing market and just do not want to lose on purchasing a house again.

As far as the whole issue of paying contractors, I know a lot of investors who have been burned by contractors and a lot of contractors who have been burned by investors.

Have you ever and/ or would you recommend including in the lease agreement a restriction on using wood burning fireplace on the property.
