If your buddies called you up and asked if you wanted to hang out, what would you turn that down to do instead.

Another obvious and outlined option would be a house hack with some buddies.

A few buddies of mine that know will joke around sometimes by calling me 'the super' but that's about it.

I have a buddy who only focuses on properties with liens/violations because they are rarely under contract within 48hrs like the easy deals on the market.

I have a buddy who does this.

I might know a guy, who knows some guys...My buddy is moving toward getting his license but doesn't have it right now... but he might know of someone who could take a look.  

I've seen lots of private loans at 5%, 6%, etc.If it's a hard money lender giving himself funny names (eg, not actually a buddy of yours that you've known for 30 years) then that's not going to happen, it's a scam.
