Pick an asset type you like and an area that is close to where you live or otherwise fits your preferred price guidelines/demographic/market profiles.As said above, your best bet to learn an area quickly is to network with as many people as possible (admittedly more difficult these days) because you can lean on their experience as you develop your own.

I'm just saying cash is the safe bet for now and could put you in the position to make some good moves in the future.If you're not risk averse and have plenty of time to rebuild your nest egg, there are several stocks that seem poised to profit and/or rebound right now. 

We debated stone counters but being conservative with our money on our first investment property and not wanting to overspend versus comparables in our neighborhood ( yet still wanting a nice look), we ended up going with marble-look laminate counter tops from Ikea.

The best bet if you are a challenged borrower is to get private financing but you will need to show you are an expert and have a great project especially right now.

I'm willing to bet you're selling the property because you don't enjoy being a Landlord.

Are there any other type of loans as good as a FHA or would the best bet be a conventional loan?

I don't know of any service that allows free credit card payments.Cozy also allows free ACH payments, this is a better way to go versus paying a credit card fee.

I would also bet, along those same lines, that there is other stuff they are hoping no one will find.  

Why wouldn't people take this OPTION/bet?
