Mistake investors make is trying to buy mom and pop tenant thinking they will land something slightly higher for loan terms then national credit loans but lenders price in a much wider gap for underwriting.I have seen some auto stores for around 2 million to 1.5 million that look good with remaining term.

If you look up IRS form schedule E, you'll see that advertising, auto and travel, cleaning and maintenance, commissions, insurance, legal and other professional fees, management fees, mortgage interest, other interest, repairs, supplies, taxes, utilities, depreciation all get deducted from your rental income before it flows through to your taxable income.

We ended up doing a new kitchen, bathroom, flooring, paint, repairs to any mechanical's, lights, appliances, etc.After finishing the home inspection there were a few extra things that were brought to our attention like the furnace leaking a little, vent pipe to the furnace rusting from now being mounted correctly.
