@Wilson Churchill I gave up listing the houses on the free sites about 2 yrs after I started this amazing business. the quality of people on the MLS is 450x better than the trash that's on all the other sites (combined). the calls, the missed appointments, the no shows, the dum-dums that can't read directions/instructions, those that think their $2.56 balance in their bank account will qualify them to live in one of my houses. please..who needs that stuff. i am happy to pay the agent ONE month's rent and have them deal with the people and stay there 4 hrs for an open house.

If I really don't like someone, there's always a way to make then go elsewhere without denying them housing, this enticing them to reject your offer of housing. charge higher rent ask for a higher deposit make fun of their car or clothes be late for an appointment, continue to offer them appointments at weird times or locations charge for applications and or showings approve their application, but for a different property, not the nice one. charge a move in fee In general, it's okay to charge a higher rent/fees if you think the tenant is high risk.

Silvia B. How do you handle your criminal background/credit check fee?

You'll screen out the people who don't have bank accounts and/or know they won't pass the credit check. You'll always have a bunch of hopeful applicants, who will waste your time checking them out, hoping you won't be thorough. For any checks I collected and didn't use, I'd ask them if they wanted to come pick them up (by appointment only) or let me destroy them.
