I would take the hit and find  licensed plumber and start entire process over and install "something" appropriate to local building code and obtain a fresh warranty. 

Also, I would consider splitting the home into apartments but would prefer not to alter the exterior of the home, which may make it difficult to split up.Are there any positives to go through a bank opposed to just paying my m-i-l directly?  

The codes, regulations and zoning are prohibitive.

Chicago zoning code states that if a property is destroyed not by the hand of the owner, it can be rebuilt as its grandfathered use.  

I will specifically be working in the Spring and Woodlands areas of Texas, and could be close to zip code 77379. 

I get my real estate license in March to help find deals and am currently looking to creatively finance two single family homes or duplexes in any of the zip codes below because I like these areas!
