Sellers are not going to make their listing 3% cheaper, which means to save up 3% more.

I looked into those markets for my group but unless you yourself can grind out your own wholesale deals meaning you run the skip tracing, you develop a list, and you cold call in hopes of getting a house under contract. 

I am creating a tax deed detailed due diligence check list.

I would make sure your RE Agent has experience listing high end properties.

We don't know what you have figured into your $80,000 renovation... but just throwing out some items I see.  

It is listed for $875, will not cashflow, needs around $15k in work to be renter friendly and $30k in upgrades over the next year and a half.

I would be listing and buying the homes for flips but don't know if it's worth using another LLC to buy the homes?

How bad were the large items that might need to be repaired in the future (roof, furnace, sewer line, etc).
