I conclude the following- (if I’m incorrect I hope that someone out there who knows what you’re doing and who is still reading at this point, will chime in):- Auction.com does not allow showings of the properties it auctions and prospective buyers are "BIDDING BLIND” as someone on the forum posted.- You must abide by the required bidding increment in place at the time of bidding- I couldn't bid up in an increment less that 10K.- Forgive me wanting verification of what may be obvious, the purpose of the lowering of the required bidding increment, particularly in the closing minutes, was to prompt more bidding and drive up the bid price

So while it is incorrect to say there are no tax liens in Texas, it is almost as incorrect to say you can invest in tax liens in Texas as most people cannot.

Jeff will also say that you should know REI from a fix and flip or LL vantage before investing in notes (Jeff, forgive me if I'm incorrect and excoriate as required....I never want to put words in others mouths) but, if you can evaluate the underlying collateral accurately, and are willing to learn about notes and buying notes at a discount, then REI note investing may be the perfect blend between stock market-ish and REI returns that fit your lifestyle and goals.

I have checked the county records (which were screwed up and had it changing hands through multiple banks in the last few years and then falling off the radar) and have done as much search as I can on my own, even the active online listing is incorrect--has the house listed in a town an hour away.

There really isn't a correct or incorrect way to do it (unless your commingling your assets with the LLCs which strips away the protections).
