That gives you more than 30 days to look for a replacement tenant to move in shortly after these tenants move out, the termination penalty will likely put more money in your pocket, and the deposit can cover cleaning/repairs or be refunded back after termination.Most states require the Landlord to make a "good faith effort" to find a new Tenant and limit damages to the Tenant breaking the lease.

It's easy to obtain, costs very little, and doesn't require additional, on-going effort to maintain.

If the deal was approved and you spent money, you would have more push,  but even then I'd say it's a waste of time and efforts typically. 

Put in the effort, build relationships, prove your value, and improve your odds of finding someone to help launch you on your path.

@Cathy Song I wouldn't say you're naïve for saying it sounds simple, maybe just have rose colored glasses as to the effort to actually accomplish what you want.
