But you're right, the opportunity is always there when people can see that the property is vacant.Probably just bad luck and bad timing.I've never had damage so bad that I've had to file a claim before - does this mean that rates will automatically go up on my other properties?

Today they gave me a form from the court saying they contest my application and quoted their reason as:'We tried to pay the landlord the rent but she refused to accept our money'.Their claim is pretty waffery and I think they could have been more creative and said a unicorn stole their rent money or something.Next week I am going back to the courthouse to apply for an eviction order.

I felt bad about pointing out the "market value" comment Ned made, especially after he voted for my post, I know what he meant and I know investors speak of it in such terms, I commented because of our OP "student's" understanding that such guru accounting is a key factor in the claims made by gurus teaching aspects of earning instant equity. :)
