Where else have you lived, where else do you know, where do your closest friends and families live?

My fiance and I are located in Palm Beach County Florida but are looking to start out in a smaller market.My fiance is from Biloxi Mississippi and has family there so we have been looking for some properties to BRRRR in that area. 

What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?

I am considering to invest in a single family residence in Oklahoma City, closer to Bricktown.

Do I purchase a multi-family unit in Southern California for maximum appreciation?

If looking at OOS, are there places you visit a lot or have family and friends?

I have multi-family (600+ units) experience with start up for submetering water/sewage/trash via Conservice, electricity was always required to be in tenants name (with revert to owner and bill back in the event of a default in payment). 

@Priya Gohil, given your budget, I am assuming you are looking at single family or small multis (4 units or less).  

He mentioned it won’t work for an extended period of time due to family situation, but if he’s only a few months short I’m sure that’ll be worth the hassle to capture the full exclusion.
