Wholesalers are the expert negotiators who move from one potential lead to the next constantly, who are okay facing a list of 30+ contacts to initiate a call with, and 70+ to follow-up with over a few days. 

As it stands now I have only done a few houses, so I am far from an expert.

We have had good and bad posted here about the DF Act and SAFE Act, I did listen to any attorney seminar (D-F expert, but not really) that broke it down quite well for investors, except that he went on to employ trusts, business entities, family members and other types of convoluted exchanges to justify staying within the exemptions.

I would also get an inspector or basement expert of some kind (We don't really have basements in most of Texas, so I don't know who specializes in that kind of work.) to look at the property and give you an estimate of the cost & duration of effort. 

Logan - Check with your local nursery on the ground covers, they're experts on what tolerates and thrives in your climate.

HiI am new to this forum, and apologies if this question is in the wrong placeBackground -My friends are setting up a Real Estate Fund, they are the real estate experts with proficient experience in Commercial Acquisition and Fund Investment whereas I am not (I am an experienced residential property landlord).  

Not every strategy or numbers will work in every market, so it is important to consult with local experts.

Maybe you put systems in place that make whatever it is that makes everyone else shy away from it not so bad (like some equipment, or a technique you develop), and you lean into doing that thing, and being THE expert on it, whatever it might be.$0.02 from someone that knows absolutely nothing about excavation. 

Do the experts here think the real estate values will explode with the arrival of a casino in Madera, CA?
