Consider cities in the Midwest or South where property prices are more affordable and rental yields are higher.Networking: Attend real estate investment seminars, join local real estate investment groups, and network with other investors to learn from their experiences and potentially find an out-of-state partner or agent.Partnering: Finding a local partner or agent in an out-of-state market can be beneficial.

My question is if anyone has experience with getting a 15 year mortgage and then recasting some time later (since the mortgage principle is being paid down quickly)?

I also have experience managing remodels, contractors, subs etc and have even taken some community college trades courses (framing etc) so I have some basic trades knowledge.

We are novice investors ourselves and have some experience in SFH and are also continuing our investing journey with them.

This seems to be even more exaggerated in small MF in my experience where by traditional metrics, they're just not there unless you find that needle in a haystack.

It’s a fairly new regulation and as Airbnb and STR have exploded in recent years, the irs agents simply don’t have enough experience with hosts returns, like they do real estate investor LTR returns. 

I would skip this for sure.Agreed, it's not legal or proper to give out the names or phone numbers of your borrowers without their permission.There's absolutely nothing inappropriate or unseemly about offering up borrowers willing to share their lender experiences with another potential borrower.The private lending landscape is littered with scammers and bad actors.
