You will want to check on this but I thought it wasn't available for the entire country and is only available for certain markets right now....I could be wrong.

Florida does still have a lot of foreclosures which does make a short sale more possible compared to other areas of the country.

In your case, if you like Memphis, I would consider relocating there so that you can actively manage projects in that part of the country.
