My property is in a depressed area walking distance to the largest employer in the area which is a shipyard. 

An example of this is I had one trash company that collected the same three containers for $90 less than the in place trash removal company. $90/month X 12 = $1080 increase in NOI, at a 10% cap rate that small change increases the value of that property by a whopping (1080/10%=$10,800)!

I'm very interested in apartment complexes and have been trying to learn as much as I can about investing in them.

Some lines they will say have been "cut" but they put in a disclaimer on all sales that they don't know if a line might be cut.

I just closed on a 3 br all in will be 65k ( pp 40k reno 25k) YES all in, Rent will be 1600. value is about 125k.

You could do better in my opinion.

@Jed Butikofer you are in the right place to start getting the next level of education.

You’re not getting paid to buy it so it wouldn’t go through your broker but you better make sure you disclose you’re an agent to the homeowner in the contract.

Maybe you are really handy and enjoy putting in the sweat equity.

., Id love to work up to being able to afford a property to house hack one day but it is not in the cards right now.
