Several years back I attended and purchased Allen Cowgills Private Lending course and in it was a Credibility Kit he uses to make people feel comfortable about private lending. 

It' s on the Kit list but extra chargers are always appreciated.

In time I was able to save up for my first renovation and get a real sense of what the place actually needed, and in the meantime I did a little DIY work here and there myself.
