The court will not make any commitment as to how long they will use the services, but you can bet the bank will have a phone call asking the judge/court some questions on the side as to opinions.This should make borrowing easier, if there is a non-profit involved get that board involved with a letter of support, the mission, community needs justifications and the church involvement.Then make your presentation as Chris outlined.As Steve mentioned, this will be a portfolio loan, larger or regional banks should be interested in community participations, so don't leave them out.Good luck :)

I would suggest attending REIA meetings regularly so you meet experienced investors and show them you are committed.
