There are a couple risks that make me weary and would love to hear if anyone had some stances on the subject that could help me validate/eliminate my concerns.

In my humble opinion as far as SFR's are concerned not much.

Then paint the risers white.Vinyl plank is extremely durable.

Mostly can’t be cured with rehab and exit will be a concern.

My real questions/concerns lie here....

if one can already afford a home that’s extremely above the national average, I don’t think renting is on their plate as an option. 

Should I be concerned about the turnover 3 times in 3 years.

SFR's will nearly always be easier to sell and will also almost always appreciate better than a duplex, but if replacing your income is your primary concern I would strongly recommend you consider House Hacking a duplex.3.

We are extremely excited, but yet nervous and admittedly have developed a strong case of "Analysis paralysis".

If you are concerned about it, establish a new LLC for the property, and use the old LLC for a different property.
