Call me there is something wrong in the place and we will fix it immediately, but other than that, pay your rent on time like you're supposed to and merry christmas.

Something seems inherently wrong with this metric if a solid rental portfolio that provides positive cash flow even after depreciation falls into the "unacceptable risk" category.

But am I wrong to think that I could buy rentals and essentially have the tenants paying the mortgages and say in 15-30 years when these properties are paid off and I'm closer to retirement then I would start capitalizing on the monthly income.

If it takes longer your either over priced or there is something wrong with the property. 

I could be wrong but I don't believe any investors have to pay up front .. that all revenue for the portal comes from points servicing and in equity deals share of equity...

I think I may be inputting wrong or confused as to what numbers/costs go where in the calculator since I'm initially using private money, then doing a cash-out refinance while using my own cash for renovations....

That's why I'm here; to learn where things went wrong 9 years ago.

But they were probably in wrong biz for writing off that much gas.
