I imagine an active wholesaler will need to be driving to many properties.

Hey ladies and gentlemen, I dont post much but stay active on the site and podcasts. 

Most people don't make enough active income to ever make significant investments.

My nights and weekends have been almost entirely devoted to real estate over the past couple months as I am absorbing as much content as I can through BP, books, podcasts, etc. as well as taking classes online to earn my CA real estate license.I have to say I am a huge fan of the BRRRR strategy at the moment and would like to get into the buy and hold rental income investment arena...particularly with MFH investing.

Placing tenants is a THING, meaning posting online, showing this space to potential tenants, getting a ton of time-wasting texts, and then all the other activities pre/post tenant placement. 

So this weekend we had two showings with families that really liked the place and submitted full applications. 

I was driving into town this weekend to look at a property for sale and I saw another house with an over grown yard, and a paper taped to the door.

We are both at a point that we would like to start actively doing real estate investing. 

I could certainly benefit from learning more about buying foreclosures, but don’t have much time to fix anything up (other than a weekend project here or there) so I’m not able to buy anything sight unseen.
