Financing, leveraging, property management, etc.  

There is not much meat on the bone (but there was more than others) from my perspective but that was many years ago and prior to all those legal troubles.

I may be following up with them this week on a conventional loan deal I am having trouble closing.

If you did a lot for that property for one LLC, maybe talk with PennyMac's manager (this might be just something to escalate to someone else). 

Self-managing a rental property can lead to a variety of issues for inexperienced landlords, especially if they reside in a different state then the rental property.

If you want to remote investment and / or turnkey, be sure you vet your providers and management companies thoroughly.

I'm not sure why your lease would state they have 6 months to catch up (unless that is due to local laws), that's asking for trouble.

Landlording from a distance should be done with local property management.
