Is there tax consequences to converting these properties that were sold under my individual name into an LLC  ?

There are trade associations specifically for office,multifamily,industrial,retail,office,warehouse,hotel,self storage,etc.

A lot of small multis trade that way because there is a lot of deferred maintenance and the owner doesn't want to go through the inspection process,My advice is try to check out the property as much as you can ahead of time both by looking at county/tax records and also in person.

I plan on trading up properties within a 20 year span after purchase, so I take the typical approach of a good asphalt shingle knowing that I probably have one re-roof to take on during my life cycle of holding the property.

But they understand the consequences, and I'm not trying to get on them like a parent.Still I'm glad to hear he came around.

In this case I would have cash out to reinvest AND a tenant helping me gain equity back from the original property.Maybe the right way to calculate this trade off is to determine how long it would take the rental income to pay down the equivalent principal to the amount I'd save in taxes from the tax exclusion...
