A lot of small multis trade that way because there is a lot of deferred maintenance and the owner doesn't want to go through the inspection process,My advice is try to check out the property as much as you can ahead of time both by looking at county/tax records and also in person.

In this case I would have cash out to reinvest AND a tenant helping me gain equity back from the original property.Maybe the right way to calculate this trade off is to determine how long it would take the rental income to pay down the equivalent principal to the amount I'd save in taxes from the tax exclusion...
