You might try the National Real Estate Investor Association website.

CAREI is Colorado Association of Real Estate Investors.

Or better yet there might be a landlord association that has comparable rents.

Is it a homeowner's association?

I would join your local REIA/landlord's association and try to meet and make friends with the SUCCESSFUL investors.
