Try putting the shoe on the other foot for a second:  if YOU wanted to do business with someone, would YOU do business with someone as a result of spam e-mail/snail-mail?

If I were in your shoes Starting so young, I would house hack into a new house every year (obviously depends on the availability of cash flow to do that) 

In order of importance, I'd do the following if I were in your shoes.1) Pay off any consumer debt.

If I were in your shoes, I would definitely consider house hacking a small multi-family unit if kids/family isn't an issue.

I haven't actually done any deals yet but am in similar shoes to you so I thought I could chime in.

I will show a place when we're talking about still lacking trim & door painting, shoe molding, cabinet knobs, finished outdoor landscaping, replacement door locks, caulking, etc.
