Apart from a national disaster requiring congressional intervention there are no exemptions and no exceptions to the 45/180 day periods.And furthermore your Qi is not even trying to be a smart fraud because the 45 day identification is irrelevant at this point.

He simply wrote a few smart comments and said he left 9K left on the job for me to pay (Even though it needs 20K total left to pay out, and that should be sufficient, and he said he might look around for a few fixtures he can throw my way, GOOD LUCK and Bye...So I have worked with this same contractor on 5 other fix n flips and we had a great relationship, and he talked about his faith and I thought he would at least try to make it right or at least apologize for spending 10 months on this job and he was sorry he dropped the ball, but he didn't.. he just said Good luck while I take the money you gave me for materials..

Get a Google phone number to handle your incoming prospective renter calls (the voice calls will also be trancoded to text and forwarded to an email address of your choice - sometimes messages get lost in translation so its good that you also have the actual message to listen to at your convenience).

To me that's basically a net listing and a smart agent stays away from that stuff.If an agent is purchasing off market properties from motivated sellers to resell they should always have written disclosures stating that they are buying the home for less than what it is worth and that they intend to sell it on the open market for a much higher price.
