Both laundramat and car washes were in the family years ago, I'm not up on the new machines used now.

I ended up listening to BP podcasts on youtube, with one earbud under my radio headset, while running my machines..I found the BP podcasts to be the least get rich quick scheme scam sounding.. 

Pro: Lower Cost, good if you are not doing a lot of deals, or conversely good if you already have a huge lead gen machine and dont need a big brokerages branding,Con: May not be taken seriously by other agents, no training typically, with a lack of training may come mistakes which then increases your liability.

@Hilary GravesI typically do but I hold multiple viewings in time slots on the same day to save time.I don’t typically let someone apply without seeing the house.

In my experience you only want to give exceptions to people who have earned trust over a long period of time.I would think of your business as a machine. 3-day notices always on the 6th. 

I see one, cold water line run from point A to point B, which appears to be near the washing machine.

Later, when the machine breaks, you will have one more way to end it quickly. 

. :) I wouldn't go this route without investing in the trailer/machine as a company, that way we can have our assistant property mgr. assist when the primary person is on vaca or sick.

I buy in low-income parts of Baltimore City, too and rentals there can be cash machines.  

We have alot of duplexes from our early years when we were the Machine shop capitol of the world.
