Chris,For non owner occ loans in CA or commercial loans if you wish to pool investors one way to do it is through a CA RE Broker who can legally fractionlize a single property into 10 or less co lenders as to thier % interest in said loan.

The answer varies greatly depending on the arrangement of your deal with the owner/landlord but in general you need renters insurance to cover your contents (since you are renter presumably) and then excess liability coverage for your short term rental activities.

If you are offering some on site services you will need to be located physically where you are managing, as we are.
