I always collect one full month's rent first regardless of how many days they occupy the first month and then have them pay the pro-rated amount on the second month - it gets more skin in the game with the tenant. 

Like you guys say the back and forth is part of the game, sometime I get a little more sometimes they get a little more. 

I'm a new investor in southeast Wisconsin looking to break into the game through a duplex purchase.

I think I do it much simpler than most.

Sure commercial propertyare going to want more skin in the game and cost a little more but at some point EVERYBODY has to pony up.

Seems a shame since the existing one was only 2 years old, but decided it was simpler and probably not much more expensive since dishwashers don't cost that much.

They are gaming the system legally to negate all my efforts.BTW previous landlord has a respectable govt. job which pays well.

Real estate is a much simpler mathematical model that moves at a glaciers pace in comparison.  

Therefore, get in and get out is the name of the game.

I am new the game and interested in Wholesaling, Rentals, etc.
