The other side of the coin is that we have been considering then, paying the CC bill with the HELOC and of course after selling, paying both back off completely. 

We did a complete renovation, literally flipping the house (shifting living room to bedroom side of the house and vice-versa.

The market here in Charlotte is very hot.

I am doing research on how to find hot deals and been coming up with different methods. If anybody has their own unique methods please feel free to share. 

Yesterday, a house even closer to mine but at only 5,004 sq ft listed for $1,700,000.  2 of those three homes are on my street (the most prominent/prestigious street in my city) and the other was on a side street just off from it. 

Although we haven't received a preliminary estimate of repairs yet, we were told today that they would fix the property from top to bottom inclusive of roof, side paneling, plumbing, etc.My question is: Should I take the route of the $86,000 in which the essentials are taken care of or should I take the route of the $130,000 in which the property is fully renovated? 

The fact they are complaining online might be an indication the property manager dealt with them properly so be sure to ask the manager for their side of the story.I hope this basic guide helps.

If they are *good* comps (within 1/2 mile, sold in the last 6 months, same basic floor plan, same basic vintage, same basic upgrades, same side of the freeway or river, or mall etc) then 3 is fine.

Buying a rental house here in Phoenix is not an option with how hot the market is.
