Should I have agreed LOI terms with all 3 properties and sort of "lie" that we intend to use them for our contract even though we are only choosing one of three?

i am looking to invest in a long term multiple family near downtown.. the prices are much better than north jersey ( where i live) , but I'm not sure about the rental markets and typical cap rate. let me know if you're open to discussing further
