I was shocked by two things. 

@Sarah Lam  this is just part and parcel with being a landlord.these are not annuities these are RE investments... you need to engage and be engaged if your going to maximize your return.... how about your property tax's have you gotten your new bill since you closed..... thats were the shock usually comes in for those that bought in Texas and were not aware.. many talk about any cash flow goes poof once the tax's reset... .keep at it.... and keep on top of it.

However, we've received some sticker shock.

I may be shocked when I start buying in FL, but I still don't like the #'s I have to do better than that, or find another way to make money!

I was interested in viewing a property and the shocking feedback from my buyer’s agent was that the listing agent (who also happens to be the seller) immediately expressed concern when he learned that I was female.

We were shocked to see that there's no underlayment on this roof and the research we've done on installing clay tiles all indicates that there should be.

Shockingly few.   

Realtors with jacked up credit that are behind on their taxes and can't themselves get a mortgage (shockingly common), guess what those clients, and their realtor buddies, and those realtor buddy clients, all look like... realtors sometimes don't like it when I say things like "introduce me to your realtor buddies?"

So I literally made money on settling this duplex.And the biggest shock: I found out after I signed all of the paperwork that my upstairs tenants are Section 8 Tenants!
