I had to go through the process of signing a new lease, meeting the existing tenants, doing repairs, enforcing rent payment rules, violations from code enforcement and finally an eviction.    

We selected an area that had good summer rentals (obviously because it is a lake house), but we also found a lake near a very good football program so we could also get fall rentals. 

If the market does adjust you will be ready and can be more selective.

I have a non-performing note on a house in Flint and the owner will be signing a DIL.

This is nickel and dime stuff but everything counts. 1) could you contract with the cable company to get a kickback for tenants who sign up with them2) could you sell renters insurance to your tenants and get a small kickback3) if your electric is deregulated, you could get a small kickback from the electric company for choosing which plan the tenants use.A lot of this may be regulated by the state you are in so not sure if it will work.

I’ve been all over the Bigger Pockets website, from the forums to signing up for Webinars (really excited to see what tomorrow’s has in store), and I have already downloaded countless episodes of the podcast that I can’t wait to listen to at work.

If you know you can’t deliver clear title, no sense in signing a contract contingent upon clear title. 

Normally I would have signed a purchase agreement already but they do cash flow well and are easy to manage multi units.
