Seems like you need to be or know a few commercial/business loan brokers though..

Nobody seems to have a problem with a plumber or appliance repair guy charging $100, sometimes $200 to give them an estimate on a job.

I think it has some positive attributes but pricing seems to be a bit all over the place when I look at other listings.

Seems like you should be cash flowing better than 5300/month even if you have monthly PM fees.In theory, you should be able to access 75% of that 1.2 million - 900k, but you will be DSCR constrained.

They have funky requirements that, no matter how petty they may seem, would stop a transaction dead in its tracks.  

Certainly we can expect some recovery, but all the free government handouts from COVID sparked a short-lived travel spree that seems to be over. 

Since a lot of the data (like monthly price changes, days on market, rent etc.) is based off of MLS data I can change the map every few weeks, unlike census data which is 1-2 years out of date.Was just wondering if you think the neighborhood grades seem accurate
