I think you owe your client - especially those who are new to real estate - the duty to help them find the house that is right for them, whether it be traditional sale,Unless you are voilating Fair Housing Laws (Descrimination based on: race, color, religion, sex, handicap, familial status, and national origin; blockbusting; steering), I don't see any legal obligation to show a property or obligation to do business with a potential client.

Specifically the color of cabinets with the black granite.

I have gone through several and all have shown their true colors at some point in the transaction.

I have a few staging items...rocking chairs on the porch...wine glasses and pretty colorful dishes in the kitchen...nice towels and soaps in the bath...nothing major...but the buyers did not ask nicely for the staging items but informed me  they get them because they were shown in the listing photos and everything in the photo is included in the sale ! 

If each unit does not have their own specific space I would put the patio, chairs and a table or two smaller tables Maybe an arrangement of colorful adirondike chairs (very durable). 

Programs such as interest only and negative amortization rose in popularity and frequency which put the upward trend on steroids.

Those vintage tile colors are making a huge comeback in parts of the nation.

Accept life/people the way it is a adjust to a landlord mentality.There is no place in this business for rose coloured glasses.
