Here is my situation: my wife and I have "subject to" lease - option that we purchased from a wholesaler that gives us nearly unlimited time to exercise the option, currently our option to purchase at about 95K.

A manager's role is to get you to visit the Facility, rent you a unit before you leave regardless of what it takes, and accompany you wherever you go. 

I know you are questioning the brokers' role of an owner, but fiduciary is one thing, disclosing they are part of the deal is another level of legal protection and who is going to work harder for you?

Honestly, I am an employer in the corporate finance space and I look at even a real estate master's degrees as a junk degree (I view MS Finance, MBA, and BS Mathematics as superior degrees if you are pursuing a corporate role).

I think the type of financing plays a huge role. 

As it stands today, I am debt free, on target to make 6 figures in my role, and have a bit of money saved.

It seems like we can think much better, once we are removed from the noise of the day to day business.Ten years ago I had a personal real estate coach and one of the exercises was to do personal and then business financial planning.

So I had to change it up a little, I start looking into what roles do a landlord play, do I have to buy a house with my loan or could I buy a building with it.

The problems that I are currently out of my realm of knowledge are: 1) all of her long-term tenants are living there month to month with no lease and paying $400 below market value for that area. 2) she doesn't have rent roles or payment and income statements available.
