I spend the time to research and find a "reasonable" investment, read the disclosures, then begin the contract, offer (all cash), and earnest money scenario.

I have both local and (pretty much) "national" LO agreements, that one should then have a (local case law, savvy) knowledgeable RE attorney review, prior to having the LO agreement 'signed' and notarized there, like every RE 'terms' deal.

Considering the holidays and people spending more money on parties and gifts, I was wondering if this would make it too hard to sell the property/would drive the price down due to lack of activity?

If agents know that the investor is calling a bunch of other agents they are less likely to spend time trying to work for you, because they may invest a lot of time with no return.

Just based on what's written, I'd guess the seller accepted it initially and then when it went to the bank for review they countered.
