If it's in an A neighborhood and you want this place to be a non-smoking property, you won't be able to get rid of the stench to a level that would be acceptable to many non-smoker tenants.

Tis offsets their taxes at the corporate level as they had a loss in this case.As far as doing a seller financing with an individual that clearly has a history off not paying his debt...why would you entertain that?
