Do the tenants cover every single thing including snow removal and lawn care?

In my novice opinion, this is what needs to be done to the house:Mold inspection/eradication (water damage from leaking water heater in attic)HVAC neglect (possible mold)10 Fogged Windows (house has numerous large beautiful windows that have become opaque due to moisture)Pressure wash exteriorReplace Carpets (approximately 1500-2000 sq ft)Paint interior walls/sand and paint trimPlumbing hardware has all been removed/needs to be replacedPool filled with excessive amounts of leaves/debris (pump is running)Excessive amounts of trash throughout house yard and pool houseLive Oak growing onto roof (arborist needed)New Sod (currently all weeds)Pool Deck ResurfacingGarage Door Openers have been removedLarge golf ball sized chip on bottom of granite on islandresurface built-insExterminatorPatch holes/cracks in walls (about 10 fist sized holes)Many light fixtures missing (10 or so in closets and bathrooms)smoke alarms missingSo, part of me was disgusted and felt very guilty watching my buddy conduct a walk through via the internet.

Many agents list undermarket to spur a bidding war.. many props will have 10 to 20 offers on themI just sold a little dinger Yesterday in Salem oregon  4 offers in 24 hours... and thats a starter house 200k which is about as cheap as a renovated home goes for.I sold one Friday in Sacramento it had 3 offers.. and we were able to remove the FHA lender clause and force them to conventional.. so we did not have the flipping time lines to worry about.so its market driven for sure.

Also in the CFK offer they want us to remove all trash and property of the previous tenants and land lord.

So I'd remove the tap or put a lock on the tap that's outside your garage, or lock the electric panel and shut off the pump so they can't access it for use.Water is expensive and you can call city to find out cost so if you decide to let the HOA use the well I'd get your HOA fees credited or have the HOA pay you direct..Your electric for running the pump is an expense, and I bet they've used it season long to refill pool when needed.
