We're interested in small B/C class multifamily properties (2-4 units) in the $200-$325k price range that has potential to reach 10% COC, with special interest in exploring hidden value opportunities via renovations/upgrades.

I reached out to the owner with an offer to manage his rental- and he wants to have me rent it out and manage it.

As I continue my W-2, I'm continually reminded of my goal to be financially free by age 45 (just over 7 years from now) and I'm more motivated to reach that goal so I can go into RE investing full time.

I suppose with so many variables commissioning a new build, is not necessarily cheaper than buying an existing one house I will definitely reach out to you again, even if I go the route of renovating and existing property
