Illinois an Chicago aren't worth it in general, and are pure hell for out-of-state investors.

I also included a management fee even if you are going to manage it yourself so I could look at it as a pure investment.

But if you are looking to have this as a pure investment property then you will have to get an investment property loan. 

I would suggest removing all four, and temporarily replace with basic, inexpensive, battery operated units.

Hey Jay,When looking at historic data I do take it into consideration but I personally like to add that information after all of the current data has been looked at and the deal works because even though past info can be an indicator I like to look at what caused it instead of the pure information itself so that I know if it will really continue (if that makes sense).Hope this helps,Romney

It is a special skill set, and probably patience, to work with investors rather than working purely residential deals.

The batteries end up costing more than the device though  

Glad this is my personal residence/house hack and not a pure rental or my cash flow would have REALLY been blown up.

Are you generally looking for pure investors, or do you also accept any input from actual dentists on the landscape?
