I would try getting a duplex with 3 bedrooms on each side and rent each room for $500 per month to rich college kids getting their rent paid by their parents.As for the $1,000 per month for every $100,000 in purchase price, that's going to be extremely rare.

If you get 1-2 deals out of the targeted mailing area it has more then paid for itself.

My situation:I have a pre-foreclosure under contract for what is owed on the mortgage, taxes, and HOA fees. 

The other 'general' part of the question relates to mailing pre-foreclosure lists.

Not only is their license on the line, they expect to get paid.
