Make sure your agent is experienced in working with investors and that you communicate thoroughly regarding your buying criteria.

My office doesn't allow its agents to represent themselves in their deals - investment, commercial, or residential - so I need to team up with an agent who's investor-savvy or willing to let me handle the majority of the communication with the other party.
