And I'm guessing Angie's list is populated by more folks in the SF Bay area than in Rutland, VT :)I'd look for the hallmarks of any modern professional: quality website, easy to find pricing, phone/email responsiveness and any references you can find.I've used the same home inspector on 8 different jobs in VT.

@Joe Holly your tenant base in the B - C and D are mostly money order folks and cash.REason:1. bounced to many checks and they are in a federal data base and will never be able to open a checking account under that SSN again2. foreigners Hispanics don't trust banks and just use cash.The Aussie clients I had were astounded that renters could be in such a place as their system is far more advanced than us... no checks in AU everything is electronic.

I honestly only contacted a few people with cold calls so I'll resume doing that instead of waiting around for me to acquire my license and finding folks willing to help me find investor friendly folks to work with.

ON BP they pick on RE gurus these folks are far more predatory.Also get with a Good RE broker who can get it sold for you.. either saving some equity or negoatiating a short sale for you... foreclosure is a bummer on your credit.good luck with it.

The recapture rate calculation when your ordinary income tax rate is higher than 25% gets extremely complicated.I agree that folks often overstate the tax benefits of RE.
