I Google'd up a list of about 10 and called each one for a quick chat about rates, their company, and whether they might specialize in particular types of investments (single/multi family, vacation, AirBnB, etc).

I have a real estate license and a FL state roofing license, plus have plenty of contacts in property management and in different construction fields in South Florida - however, I am finding it difficult even with access to the MLS and using LoopNet to find any deals worth their salt from Monroe County up to Broward County.I'm lookin to buy and hold invest and prefer a tri or quad plex multi-family. 

Multi-family/house-hacking: From my initial research, NOVA doesn't seem to be a viable market for this strategy, with few available properties and a lot of potential buyers.I'm looking for a general azimuth check on this, and advice on anything I'm overlooking.

Hello, I was wondering how you real estate investors determine the appropriate value for rental property repair reserves on single family homes, multi-family (i.e. duplex, triplex), and with small apartment complexes (5 units or more)?

Lot of multi-family being built here, so that's something to keep an eye on.

When evaluating multi-family property investments is there a guideline to follow as to the maximum one should pay for taxes per unit?
