Would I be spreading myself too thin if I was to look into the condos and the vacation rentals, and a few residential rentals, or is it common for PMs to spread out a little bit?

Work the cost into the lease AND security deposit to spread the cost and not price yourself out of the market OR realize that it's part of the cost of doing business and split it with the new tenants.

If the issue is between $35-$39k I would just as soon get the whole thing re-plastered given that it is a fairly low cost when spread around the HOA.

Also with photography and advertising thru social media.

We use a spread sheet that has all the rooms of a house with each discipline under each room [flooring, paint, wall repair, switches, fixtures, etc].We then have a standard part number from Menards that we use for each item with a price & labor amount attached.This allows me to order the entire job online and have it delivered to the job-site.
