I would take a step further and try to connect with local investors and investor friendly agents.

This is actually true, and something most investors don't think about when they either purchase or use a SFH for co-living purposes.  

Their requirement to return 90% of revenue to the investors makes things very difficult if they are borrowing money in a challenging rate investment.
