.- The investors who scale their businesses quickly outsource almost everything… they don’t source their own debt (hire mortgage brokers), don’t manage their own properties (hire property managers or build a team internally), don’t sell their own deals (hire brokers), don’t do their own construction (hire contractors), don’t manage their own books (hire bookkeepers), don’t draft any of their own legal docs (hire attorneys), etc, etc, etc.

When designed properly and implemented properly throughout the years, it could really be beneficial.The idea is to keep the death benefit as low as possible to keep the internal costs of insurance down.

@Mike Porttiin@Evan KraljicThe real wrinkle for any internal ADU is the city is considering the ADU as a 3rd unit for building code compliance so you do have to meet IBC (3+ units) instead of IRC (1-2 units) going forward.

We do this... well, we do it 3-4 times a year to various international locations (This year we spent part of May in France, Thanksgiving in Italy, etc.)The transit for these trips cost me less than it would for me to drive from Atlanta to any beach.We are doing this with credit card points made off the business credit card account.

So they have to meet the underwriting guidelines of the institution who's going to purchase the DSCR loan and not their own internal lending guidelines associated with bridge loans kept on the lenders balance sheet.
